BUYING A HOME
Let’s Meet
Once you decide you are ready to buy, or even if you are just curious, we will sit down together so I can learn about your goals. We will discuss what features you must have in a home and what features are negotiable.
Pre-Approval
Financially preparing for your home purchase is the first step in ensuring you are ready to make a strong offer. If you don’t have a preferred lender, I will provide you with some recommendations. Finding a lender you trust is critical.
Tour Day
Congratulations! You are ready to tour homes. Based on what we have discussed we will curate a list of homes to tour, we may include some options that don’t look just right in this round to further learn what you love and don’t.
Submit Offer
You have found the one. At this time, we do a market analysis to determine if the price you are considering feels comfortable. We will also discuss other terms to present your offer in the best light like close time, inspection period and appraisal dates.
Offer Accepted!
Once your offer has been accepted. At this point I will provide a detailed timeline so you will know what dates to watch for. The inspection period, if applicable, can be one of the most critical on watch for.
Inspection Period
Upon offer acceptance we will schedule a home inspection, if you don’t have a preferred inspector I will provide some referrals. The inspector will walk through each area of the home, from the roof to the crawl space, in efforts of finding any causes for concern. After they are finished they will provide detailed report of their findings. We will use this information to delve into issues deeper and/or negotiate any repairs if necessary.
Escrow & Closing
Upon mutual acceptance we will establish a relationship with a third-party escrow officer who will help us facilitate a smooth transaction. A couple days before closing you will meet with this person, or a notary, to sign paperwork. Once the county records the purchase our officer will be in touch and I can hand over the keys.
Key Day
The best part of a transaction is when I get to hand the keys to you. Please lean on me as a resource to help find resources to make the transition to your new home (or investment) smooth. Even after you move in, I am always happy to be a resource for all things home, sharing my vast network of contractors.
